Tips When Crafting Property Descriptions

By Kimberly Bailey

Attracting valuable real estate buyers or tenants depends on how well you describe the property. This calls for deliberate and purposeful approach. Make the advert personalized and target a particular group of people. Property descriptions pull potential buyers to visit the site or inquire through the channels provided. It is through an increased number of inquiries that you raise the possibility of getting a buyer or tenant.

The features of a house determine the level of interest it will generate. Your description should therefore indicate these features including the special ones that make it advantageous to live there. Floor space is paramount to any tenant or buyer. It is given in terms of floor space and any other area that can be utilized. Indicate the inner and outer spaces available. There are special installations during finishing like tiles and lighting that make properties appealing. Remember to mention aeration and natural lighting options.

There are amenities or facilities that dictate the comfort of a house. Some of the areas that receive a lot of attention include the kitchen, bathrooms and bedroom. Describe the bathtubs, kitchen tables and wardrobes in greater detail. Tenants and buyers want to know the number and size of en suite bedrooms. Further, indicate whether there are sinks and mirrors that make the house comfortable and convenient. Hot showers in bathrooms should also be included.

The location and its description will either sell a house or keep it vacant for ever. Tenants and buyers are interested in proximity to important social amenities including airports, major roads, schools, hospitals, etc. The location of a house within a gated community or serene neighborhood will also make it hot. It denotes a particular level of security and controlled access which is desirable.

Describing residential properties differs slightly from a commercial or industrial ones. Commercial properties are a bit flexible but their strategic location affect buying decisions and pricing. Industrial properties are marketed on the basis of availability of space and incentives to spur manufacture or production. Your description should therefore capture these needs.

Pricing is a delicate matter yet necessary to attract quality buyer and tenants. The inquiries made will have been filtered by the price tag. Additional information about financing makes properties sell faster. Indicate any arrangement you have with a bank or mortgage company. Such partnerships point at organization and credibility on your part. The plans are a motivation to qualified buyers. Make the price realistic and within an acceptable market range.

Every estate development targets a particular market. The location and features or installations will determine who buys. Your description should differentiate whether a property is on sale or rental. Find words that address your target customers directly. The description should be precise and accurate to make it appear affordable and the best deal.

The decision to visit a site and buy is heavily influenced by the appearance. This calls for strategically captured images alongside your description. To ease identification, indicate the directions using graphics. Marketing language should make the house attractive and valuable to own or live in. As much as possible, let your description represent the facts on the ground to avoid disappointing potential buyers. A tarnished real estate image will be difficult to repair.
